OVERVIEW

A mixed-use residential development project of this magnitude had to run like a well-oiled machine, and it did thanks to the HAP difference. The project scope consisted of the construction of two 20-story buildings located in the Chelsea neighborhood of Manhattan, spanning a total of 312,500 square feet. 

HAP completed an 87-unit condominium building (215 W 28th), with apartments ranging from 1- to 4-bedroom units. We also completed an adjacent 112-unit rental property (225 W 28th), consisting of studios to 3-bedroom units, which included 35 affordable housing units.

Innovation was always top of mind for our team. We utilized cutting-edge technology, including variable refrigerant flow (VRF) HVAC and a precast façade system to expedite construction while maintaining high-quality finishes and optimal comfort for future residents of the Maverick.

We shared a massive foundation system composed of 292 secant piles encased in rock up to 90 feet deep, with a 3-foot-7-inch deep mat slab spanning 75 structural caissons. The foundation system enabled the construction of four basements underground, and almost 1,500 trucks of soil were removed during the foundation phase of construction.

We constructed amenities on both cellar floors, including a 60-foot long swimming pool, state-of-the-art gym with sauna and steam room, a meditation and yoga room, lounge, and children’s playroom. There were also rooftop amenities, including a smart grill and pizza oven.

Biweekly requisitions and inspections—as well as coordinated construction, design, and materials scheduling—ensured that the project met specifications every step of the way. 

HAP wrapped up the Maverick project in a way that made everyone proud. An urban sanctuary to impact iconic NYC living, today and in the future.
